When you are thinking about selling your home the price you set determines whether the house will sell or not. That is a very basic statement, but how do you determine the correct price to list your home at? With help. Just because you bought it at one price and did improvements does give you the price of the home. The market sets the price. Your house might be valued at $400,000.00 but if no one is willing to pay that much for it then it is not worth that. This is why a competitive market analysis is so important, this takes into account for the comparable homes that recently sold and the prices they sold for. This also includes the comparable homes that are currently for sale, so you can see what you competition is, and it show the comparable homes that have expired (did not sale). Now when I say comparable homes these are home are are similar but not identical to your home. From this market research we can predict what your home should sell for. Once we arrive at the current market value of your home you have to decide is that the price you want to list your home at? Did you know that if you home is priced at the market value it will only appeal to about 60% of the home buyers that are searching for home in that price range? The reason for this is where the home is located, the buyer might not want to buy in that particular neighborhood or they might not like the schools in the area. If you price the home even 10% over the market value you will cut your potential home buyers by half now you are down to an buyer audience of 30%. This is why Pricing is so important.
