I am happy to share this information with you, this is good information for home owners in the Killeen Fort Hood area. Just a quick recap of our data for 2013. There were 2567 single family homes sold, that is up 5.03% from 2012 where we only had 2444 sold. Our average days on the market went up to 127 from 125. New homes sales were down 19.56% we had 724 verses 900 from 2012. This reflects on our average sales price it dropped by 5.61% at $129,551 down from 2012 at $137,254. The median price was $129,551 down 4.8% from 2012 at $132,358. Foreclosed sales went up to 507 homes sold and in 2012 it was only 309. So what does this information mean to you? This is saying that there are more people buying homes and less are looking at new construction homes. People are looking to save money and purchase an existing home. This is good news for home owners looking to sell a home. The builders have typically offered a brand new home at a price close to the resale market but their prices are increasing and that reflects in the price they offer their homes at, so as long as you do not over price your home you stand a good chance of selling your home for a good price. Also, when the prices of the new homes rise then the price of resale homes will increase and that means you home has appreciated. Just Sold 134 Jordan Loop Nolanville TX

Please Help me welcome Mickey To the Neighborhood. I represented the Seller of the property in this transaction. It was a little more complicated then the normal home sale due to the fact that it was a guardianship sale. For all those who have older parents this is something that you need to prepare for as they get older and can no longer handle their own affairs. Expect a little longer of a time fame to be able to sale their home due to the fact it will have to go through the court system and there will be additional documents that will be required to be filed and waiting periods after each document is filed. But I was able to get the sellers what he needed for the home and the peace of mind that his mothers affairs have been taken care of.
