For all those who have older parents this is something that you need to prepare for as they get older and can no longer handle their own affairs. Expect a little longer of a time fame to be able to sale their home due to the fact it will have to go through the court system and there will be additional documents that will be required to be filed and waiting periods after each document is filed. But I was able to get the sellers what he needed for the home and the peace of mind that his mothers affairs have been taken care of.
