If you are looking to purchase a new home would you go to the model homes and work with the buyers representative or search out a REALTOR® to represent you?
As a buyer, normally you will never have to pay a REALTOR®, all their services are normally paid by the seller. Most people do not realize this and they think that they will be required to pay their representatives commission.
Buyers do both all the time but what is best for you? Remember that a home purchase is the biggest purchase most people will ever make are you willing to allow the representative for the builder represent you in the transaction or would you rather have someone looking out for your best interest working as your representative? When you work with a REALTOR® you are working with a state licensed sales agent most builders reps are not. We as realtors have to follow a code of ethics and if we do something wrong we stand a chance of fines, lawsuits, and losing our license. We have a fiduciary obligation to our clients to get them the best deal and we work with all the area builders and we are kept informed of all this available homes and all the options that are available. So we know what builder offers everything you are wanting and if there are multiple builders offering what you require then they have leverage to negotiate the best price for you.
